As we step into 2026, the rental market across Sydney's north-west remains tight, steady and competitive. While the rapid rent spikes of 2023 to 2024 have eased, supply remains constrained and well-presented homes continue to lease quickly.
Median Rent Movements
The Hills Shire (Baulkham Hills/Castle Hill/Kellyville)

Blacktown continues to offer relative affordability compared to the Hills, which is supporting steady tenant demand.

Pricing accuracy remains the key factor in leasing speed. Overpricing now results in measurable delays, the market is competitive, but it is no longer irrational.

Manor Team Update
Office Expansion
In December & January, Manor expanded its office space to accomodate our growing team. We consolidated our Castle Hill and Seven Hills office spaces into a new larger headquarters in Norwest - which will officially open in March. Our Property Management teams now call our Baulkham Hills and Dural offices home.

Last week, five members of the Manor Team and our new Beaumont Hills office were recognised as national finalists at the Real Estate Business awards.

Community Update
Ronald McDonald House Charities
The team at Manor Real Estate is proud to continue our Ronald McDonald House room sponsorship in 2026. In 2025, our room was home to 16 families in 2025, including 5-year old Bianca and her family from the Northern Territory who have been living at the House for 300+ days whilst she undergoes treatment for cancer.
Our first Manor Toy Drive was also a huge success, collecting 9 car loads of toys to put smiles on these kids faces over Christmas.
Next month, we will be sending a team to help cook 200+ meals for the families living at the house. Our wonderful landlords and vendors make this sponsorship possible - so thank you for your support.
